Pricing Your Home to Sell

Usually a buyer looking at your home will be working with an agent. (Buyer's Agent)
It's that agent’s obligation to investigate both your neighbourhood and your home to determine if the price you're asking is fair and reasonable.
Justifying the Price
The Buyer's agent will be asked to justify your asking price to the buyer.
If the agent is unable to do this, you most likely will have a problem selling.
So, establishing the correct asking price for your home is the most important step in selling your house.
Comparative Market Analysis
Most agents will look at your house and prepare a Comparative Market Analysis for the buyer - a report showing the real estate activity in your area.
Usually the CMA will show what's currently for sale what has recently sold and listings that have expired.
Comparative Market Assessments are great when you're looking at similar homes - a street or subdivision built by a certain builder for example. It's easy to compare one home to the other.

Luxury homes are different... Luxury homes are unique.
It's very difficult to compare one home to another...
One may be constructed of nice materials and finishes and cost $200 per square foot.
The same sized home next door on the same size lot may have been constructed of materials and finishes costing $300 per square foot.

$500,000 difference?
For a 5,000 square foot home, that's a difference of $500,000 on the basic construction costs alone.
And what if your agent can't tell the difference between the quality of the finishes?
Likewise, one home may have $10,000 in landscaping while the home next door has a $250,000 backyard oasis with pool and spa.
The CMA is not a great tool for addressing these differences.
